Since the 1960s the distance between work and home and thus the amount of commuter traffic has significantly increased in the Federal Republic of Germany. This development becomes particularly clear if the proportion of so -called daily long-distance commuters is considered, in other words the proportion of those whose journey to work is 50 km or more in each direction. However, a positive connection is in no way conclusive between a favorable traffic situation and the number of commuters. On the one hand, a lowerage in the major cost factors (above all time), the acceptance of a longer drive to work increases. On the other hand, other contextual influence factors - in particular the housing cost structure - could also have an effect. Also, the general development of the housing market is not independent of the development of a favorable traffic situation. If the transportation measures, that are relatively "favorable", increase in an area, they most probably follow the laws of supply and demand, which cause raises in rent and real estate prices. Since higher prices create a negative influence on the commuting decision, it is expected that an improvement in the accessibility alongside the commuter benefits of a sinking commuting cost quasi "automatically" has an indirect opposite effect on the housing costs. Which of the two effects in the end outweighs can only be difficulty predicted and remains an empirical question. In the current case of 'Stuttgart,' the damping mechanisms obviously have the upper hand.
