Renovation of cities by demolishing buildings has become a modern direction of sustainable urban development. The analysis of statistical data on the characteristics of the development of Moscow confirms that almost half of them are panel buildings of increased number of storeys. Due to their gradual wear, the problem of choosing methods for demolishing such buildings has become ripe, since their characteristics do not always allow the use of traditional methods of collapse. A promising method is element-wise disassembly. However, the small experience of its application substantiates the relevance of the study. The aim of the paper was to study the parameters of dismantling works performed by two methods: traditional collapse and element-wise dismantling. Field studies were carried out on three types of buildings: panel, brick and monolithic. The calculation of technical and economic indicators was performed. In the course of the study, it was concluded that labor costs for the element-by-element disassembly of panel and brick buildings are 2 times lower than that of monolithic ones. However, the execution time is 3–5 times longer than with mechanical collapse. The result of the research is the proposed mathematical decision-making model for choosing an effective method of demolition.
