A section of Interstate 45 completed in 1959 bypassed the town of Huntsville and the section of old U. S. 75 traversing the town. This study measured the effect of the bypass on business activity, land use and value, and traffic. Study shows: OVERALL ECONOMIC GROWTH IN Huntsville not impaired, gross business sales up 49.0 percent in study area, up 20.5 percent in Huntsville, and up 19.8 percent in Texas, probable highway influence of $2,376 per acre on unimproved acreage tracts in study area and of $2,105 on improved acreage tracts, unimproved subdivided land up 53 percent in value in study area with no appreciable change for improved, and traffic volume up about 62 percent on both routes combined and down 51 percent on old U. S. 75. Detail on above: sales in study area; traffic-serving business sales up 2.4 percent on old route (with 8.5 percent loss for service stations) and up 29.0 percent for old and new routes combined; non-traffic serving sales up 58.0 percent for both routes (only two new businesses of this type on new route), probable highway influence on unimproved acreage tracts of $5, 841 per acre for abutting and $27 for non-abutting, most residential construction (on subdivided land) was in study area after start of highway construction, and traffic volume on Interstate 45 in 1964 was over 1,000 vehicles greater than the volume on U. S. 75 in 1958. (Author)
