The article presents studies of a frame reinforced concrete multi-storey building located in a seismically hazardous zone on the permafrost. These conditions are the most difficult for the design and construction of capital buildings, since a frequent cause of accidents in these buildings is the degradation of permafrost and issues of climate change in general, as well as changes in the state of permafrost. In such conditions of construction, there are many unexplored issues related to the behavior of the structural schemes of the frame system - frame, link, frame-link. The research described in the article was carried out by numerical modeling of a building on permafrost and applying a seismic load in the SCAD software package using the finite element method. The situation of gradual thawing of the foundation soil was modeled, starting with permafrost and ending with thawing to the entire depth of piling for each type of frame. Loam of varying degrees of thawing, modeled in layers depending on temperature, was chosen as the modeled soil. As a result, it was found that in these difficult geological and dynamic conditions, the building frame was the most preferable. The results also reflect the most vulnerable sections of frames erected in seismic areas with permafrost identified during the study.
